I am planning to renovate a garage and use the room as a family room. However there is a gas water heater in the storage room inside of the garage. Also what is the possibilty of using this room as a bedroom if there are two doors seperating the water heater from the sleeping area.

Firstly, IF you are permitted to use it as a bedroom (good luck) most towns and/or local governments have certain restrictions/requirements regarding fireproofing the boiler and/or water heater area. If it is used as a family room the requirements may differ. Also, you may have to notify your homeowners insurance company of what changes were made so that you will be covered. :thumbup:
Usually at a bare minimum when sleeping areas are in close proximity to the boiler room they will call for 5/8 fire rated gypsum throughout the boiler room walls and ceiling, and a fireproof or metal clad door. They will normally also require venting to the boiler room (either from an outside wall or from a duct, etc.. for an air source). ;)
The best source for the answer to your particular question, specific to your area, would be to
go to the building department in your town and ask.
:alarm: You may not want to give them your right name and try giving them a block name instead of YOUR address, because I have heard that some towns really investigate ANYONE who comes down to ask specific requirements about plumbing, electrical, etc...
