All I have is email and text message acknowledgment (from the former renter) that the money is owed.

Rather than losing a day's pay in small claims court, I'm wondering if there's a collection agency (or similar entity) that will take the case on a %age basis?

we're only talking about ~500 so I doubt it's worth their time but I still hate to lose the $

you can do it but youll probably lose half of it and they may require you to have a court order stating that the money is owed. id just take them to small claims, lose the days pay and consider it a pain in the tenants side. the fact that they have to go to court usually offers me some small satisfaction even if i dont get anything.

You want to check out a few different collection agencies if you choose that route - I had one guy in the office once and I actually knew more about what could be charged than he did. Needless to say, he didn't get my accounts.
