Termite and Wood Boring Insects - Best way to handle this termite situation

We have our house for sale, and discovered termites in a large stump about 10ft. from the house (well, actually the potential buyers did). No actual offers or contracts by them, just some looking and "tire kicking".
This just happened so we haven't asked anyone else about it yet. So, it will have to be taken care of before any sale will happen we know.
We know there are no termites at the house, as we had an inspection 2 months ago. So, how can we handle this? Will treatment to the stump have to take place BEFORE it's removed, to assure they don't run to the house and set up housekeeping? What kind? Do we need an exterminator to do it? Or would the tree people who come out to take care of the stump itself know about that kind of thing? Is there anything we can do ourself?
The removal of the stump is a whole nother' problem in itself, as it's in a very hard to access spot for any kind of machinery to get to. :wall: That WILL be interesting. Although the stump is 6 years old, and just may be fairly rotted enough to get out without equipment, just a lot of sweat and some muscle. It is covered in ornamental ivy at the moment.
Anyone know what we might be in for here?
