I just got through a very rocky closing on my house and thought I would pass along my experience in case anyone might have the same problem: I encountered a scam ring that tried to keep my earnest money - however, thanks to my lending representative (who attended the closing - most of them do not), I beat them out.

The legal story is described in this thread:

Basically, you need to know that if you encounter this situation, DO NOT get up and walk out of the closing or you will lose both your earnest money and your house. Call your lender if they aren't there and explain - of course this means that it makes sense to time the closing at a time the lender is open.

Just FYI
