Hi..
I am having a problem with my bathtub.
I recently moved into my place and for the first time I attempted to fill the tub. I filled it about a 2 and half inches when I got a call from the tenant below that the tub was leaking.
When we shower there is no problem. There are no visable cracks in the tub...I dont know what the problem is.
I called a plumber who came cut a hole in the ceiling of the tenant below and they couldnt access where they think the leak is because there is concrete in between the suites for fire protection. They now tell me that they will have to go in through my suite and take the tub out to get to the problem.
I just had the shower tiles installed in march of this year with new faucet and shower head and handle. We just took the caseing for the handle off to see if we could see down behind and see if it was wet. It isnt wet. So we assume its from the pipes under the tub.
They are telling me that I have to remove a few rows of tiles around the entire tub and then they will lift the tub off fix the problem and put it back. This is going to cost me around $700-800.
What should I do?? Do I need to remove the tub to fix the pipes below?

It may not be the drain, but the control valve leaking in the "tub" mode. Since you usually quickly divert the water fairly quickly when you take a shower, a minimal amount of water will leak from the valve. Having a constant flow of water to the tub, can cause the constant drip from the valve as well. Removing the tiles from the area of the control valve and checking it first will be the first order of business, prior to removing the tub.
