Have a toilet about ten years old, I believe it is a Crane model as that name is logo'd inside the tank. I have three problems with this toilet and need to see if the whole toilet should be replaced or just part of it fixed or replaced.
1. The handle never comes up and you have to manually lift up in order to stop the toilet from running.
2. The toilet makes a lot of sounds while it sits there, gurgling air ( like a bottled water dispenser after you use it), plus the toilet water in tank is always trickling yet the water level is below the top of the stem that allows excess water to escape into., When I grab the bulb and twist it sideways, it stops,, But after two or three flushes it is back to the same.
3. When I twist the cold water on in the adjacent sink, the toilet makes a water pressure noise as it adjusts to the pressure and that adds to the gurgling and other sloshing, or dripping trickling sounds.
4. Out of the three toilets on two levels of our townhouse, two of the toilets is very prone to backing up , even with just a little extra paper only and it starts to over flow.
We have to hold the handle down fully and wait for all water to escape and then pull up on the handle to drop the hatch down in place to start the fillup in Tank properly., If you just quickly press handle and then take hand away, the flush is never complete and adds to problem.
I rented a 'snake' and thoroughly snaked the 6 foot cable down all three toilets , yet a day later it is the same., Would that problem be a block vent tube up on the roof??

1. Replace the toilet valve with a new 'Fluidmaster' valve. Replace the flapper valve with a 'Fluidmaster' adjustable flapper. Make sure you follow directions and adjust the water level, fill hose not too far down the overflow tube.
2. Make sure shutoff valve is full open.
3. Clean any calcium deposits from around the siphon jet area of the toilet......where the water enters the bowl.
