Does anyone know of a good way to find apartments for sale, without a real estate agent? I've been conducting internet searches and have only been marginally successful.

Why not use an agent? It's the seller who pays their comission.

I plan to buy/trade a year or two down the line, and I don't want to waste an agent's time. Now is definitely not the time to fool around in real estate! Also I want to get my own feel for what is going on in my area. This is a do it yourself forum!

You can try craiglist, the local newspapers, drive around the area you like, or the Pennysaver. Just some ideas. Apartment or condo? You might have better luck w/a search on condos for sale. You can even go to a real estate site like C21 or ERA or Prudential and do a search on there.

Well, my family has owned property for the last ten years, so we are not novices.
Of course, if real estate agents want a monopoly on information on what income properties are being sold, then that would explain why it is so hard to get info from the internet.

Most folks lists properties for sale through agents. Sellers pay commission.
"I don't want to waste an agent's time." It's an agent's job to 'waste' their time with potential buyers.
If you have the money and/or good credit rating, this is the time to fool around in real estate if you live in an area where it is a buyer's market. As for learning about what is available in your area and price ranges, Google for 'Orange County, California, apartments for sale.' You will find many links that provide photos, virtual tours, as well as pricing.
As indicated, if you do not want to deal with a realtor, check ads in in local newspapers and bargain/trader papers. You can also run an ad for Want to Buy Apartment.
You will, however, find that working with a real estate agent costs you nothing and provides you greater access to more properties that are on the market. You have the opportunity when working with a realtor to tour every apartment for sale in Orange County.
Keep in mind that real estate agents are there to help you make a wise investment, help with closing and recommend lenders with the best rates. Realtors can often provide you with the history of the building and community. Realtors are very helpful with negotiations and all the paper work involved in purchasing a home.

Most income properties are listed by agents only. I have never seen a multi-dwelling property as in a say a 20 unit building for sale by owner. Duplexes yes. The agents who are in the income /multi-dwelling properties are a specialized group. They are in a different category than regular R.E. agents. They advertise differently. Etc. There are a few sites online that boast of dealing in multi-dwelling properties. When looking at them closer they seem to only be dealing in duplexes at best. I have a few agents that send me mailings on multi-properties in my area that are for sale. This is only because I own several multi-dwelling properties. Heck I can't even claim my 10 unit as the owner at zillow because it is above 5 units. LOL...
If you find the secret pathway to multi-dwelling sales please post it. I want to see what is being offered as well.
