Our house is pre-wired for alarm. I do not want to pay for them to come out and hook it up and get roped into one of those contracts. Where or who can I get a wiring diagram from

If you mean for your house wiring, all such prewires are essentially custom jobs, so there really isn't a "standard" diagram. If they did a good job, there may be wire markers on the cables so that once you determine the starting point, you have a good chance of sorting out the rest of it.
Otherwise, you are stuck with having to do the wire by wire continuity test where you open or close contacts and figure it out that way.

I'd ask the builder what kind of agreement they had with the company. Bear in mind, alot of builders want the dealer to prewire for next to nothing, with the opinion the dealer will get the upsell. If that's the case, you probably won't get much info out of the alarm company. However, if he paid them a fair price, he may require them to give you the information. Doesn't hurt to ask.
