I have a rental house that is about 900 SF. It is a single story with an unfinished basement. It has a gas furnace with duct work to all the rooms. I am looking for a vague price as too what it might cost.

Really hard to say..
It can be any where from about $1,500 to $3,000... Get 3 bids, and make sure the dealer does Manual-J (Load calc) on the home... I'd say you may need 1 1/2ton unit max, as low as a ton.
