I "finished" sanding the floor spending a lot of time going through all recommended 3 grades of sandpaper on the main area of the floor as well as the edge. While the floor looks much better than when I started I can't say I'm satisfied with the look. There are some dark/stain spots that did not sand out which I'm willing to live. What I don't like is where I have some blotchy areas. I circled a couple of areas in the photo.

I'm planning to use the Varathane water based finish.
1. Can I expect the floor to look exactly the same after the finish or will the finish itself tend to soften the botchy look?
2. Would I be better off using an oil based finish that I understand give a yellowish color to lessen the blotchy affect?
3. Suggestions?
