We just moved into a home with 2 decks that are coated with some sort of waterproof membrane. Both surfaces are very damaged (holes, bubbling throughout, etc), and we'd like to replace them with something that will last as long as possible. We live in Seattle to give you an idea of the climate that they will be exposed to.
My first question: What kind of system should we install?
A lot of people out here use Gaco membranes, but we haven't been able to get any unbiased reviews of these systems. Is this a high-quality product? Are there other alternatives that we should consider? The decks are above living space, so they definitely need to be waterproof.
Second question: What about drainage?
The two decks are currently sloped at about 1/4"/ft, but there's no real drainage plan other than "off the end of the deck". As a result, water drips on to the wood decks below and down the side of the house (Hardie siding). What's the best solution here? Gutters? Scuppers? One contractor suggested building some sort of curb?
Thanks in advance for any ideas or suggestions!
