We signed an AOS ( we are the sellers) on 8/10/07 in the am. The buyers have 10 days to have their Home Inspection completed and request any repairs etc....
Do they have 10 days from the 10th or 10 days from the 11th?
The contract states 10 days

I would ask, if they come back tomorrow (11 days) and ask you for repairs below the amount allowed in the contract, are you going to say no?
That is a good question in legal space, though. Do you have a Realtor or is this a FSBO? If you have an agent, they should be getting info for you as to the status of the inspection (and today would be a fine day to do it), if you are doing this FSBO, call yourself (be prepared to remind them the 10 calendar days was up this morning).
Take nothing I say as legal advice.
A little background as to why you ask may be helpful (do you just want to be able to breath easier now that the inspection time is behind you).

It is NOT A FSBO- I just feel that if they come back tomorrow, which I know is too late, then tough crap. They chose Option 2 which does not give a dollar amount and I'm pretty sure it states that after the 10 days they forfeit the right to ask for repairs.....
I also don't think it is my realtors responsibility to follow up on this issue. I think it is the buyers realtors responsibility. It is 6:00 pm here so we still have 6 hours before the day is over.
