Hi

I am redoing the attic space in my house and noticed the chimney is cracked and chipped a bit up near the roof line. How serious should I take this and any suggestions for repair.

I would take it seriously. In the event of a chimney fire, it could spread to the inside of the roof, and grow to the point of no return for your home before you knew it was ablaze. Get a pro to check it out - both exterior and interior for cracked flue tiles etc.
