I have a few questions. I have been living in my home (early 1900's) for 21 years and have never had our chimney cleaned.......never knew you were supposed to. A chimney sweep came out and cleaned it and said that our liner had cracks and was now a fire and fume hazard and that I should get it taken care of ASAP. The cleaning of the chimney and measuring for the new liner cost $375 which I thought was pretty steep. I was quoted $2150 to do the relining and insulation. This does not include the cost of a mason to repair the chimney from the roof up. A few questions: Would you clean a chimney liner if you were going to replace it in a month or so??? How "DANGEROUS" is it to have cracks in your existing insert?? Is it urgent as far as fire or fumes???? I also have a gas water heater that vents into the same chimney.......would there be 2 separate liners in the chimney for this??? zit was suggested that I switch over to electric water heater to avoid having to have 2 separate liners. Sensible??? Lastly.......he told me I needed a cap on the chimney and when I talked to my furnace men, he told me that you DON'T put caps on an oil furnace chimney. I feel like I am being taken for a ride??????? Thanks for any info

If in doubt, call another chimney professional for a second opinion. Cracks can be a fume and fire hazard. $375 for chimney cleaning and inspection and measuring for new liner is reasonable. The $2150 also sounds reasonable. This does not include chimney repair and capping.
It is not uncommon to find older furnaces and hot water heaters vented into same chimney. Chimney should be lined and have a cap on top to keep out rain, birds, animals, and debris. Dirty chimneys are often a source of combustible products and can be a source of cabon monoxide entering your home.
