I have a two story home, that is less than five years old, with two zoned CA Units. The second story unit suddenly quit cooling the upsatirs yesterday. I thought perhaps it had frozen up and turned it off all day, changed the filters and it still wouldnt cool. Checked it again this morning and noticed that what I had original took to be water around the lines and service valves going into the side of the unit was actually some kind of sticky silicone type substance.
I plan to call a technician tomorrow but in the interim does anyone have any idea what problem may indicate? I am trying to get a ball-park figure on the worst case scenario repair bill :)
Also, any suggestions on a company or contractor would be great too!

Unfortunately, we don't have enough information to go on. Let us know what the tech says and we may be able to offer some comments.

could be a leak and some oil made the sticky silicone .
Call a company you know or the people around you use. One that has been around there for a long time. if the big copper line is not wet and cold the small line hot to warm at the outdoor unit .Id turn it off and just let the fan on

OK, the tech just left...very competent guy BTW; it turned out to be a capacitor that had blown, the "silicone" like substance was apparently the wonder jell from inside the capacitor. He replaced it and I am back in business! Total cost = $200.
