I put a propane gas furnace from Amana in the attic into the central AC system in an all electric house. I insulated in between the 6" rafters with 2" batt insulation to divert the ambient heat from the furnace to the sides of the house. There is 4" of air space from the insulation to the underside of the roof. The reason for this was to prevent ice dams forming from the
ambient heat escaping and heating the roof.
I want to sell my house now and the home inspector says there is dormant mold on the roof and the insulation must come out. I said I will put in soffit vents and leave the insulation to clear the mold problem. [I cannot find mold there and the underside of the roof is absolutly dry but I want the new home owner to be satisfied.]
Your thoughts please! I know that removing the insulation will cause ice dams and belive that this will work with soffit vents. Is there a way to capture or otherwise use the ambient heat to heat the house?

It seems to me that you have missed the boat here. You said you wanted to sell your house, and the Home Inspector said there was dormant mold on the roof and the insulation has to come out. YOU HAVE TO TAKE OUT THE INSULATION. I know you want to warm other spaces. If you remove the insulation and later next winter a ice dam forms, it is not your problem. You are trying to have the new buyer have what you have. How do you know they will not take out the propane furnace ? I would just take out the insulation, and this satisfies the Home Inspector and the Buyer, and procede with the sale. Time to move on.
