I have an electric water heater and just noticed that my drain pan was almost full. I emptied it and looked around the water heater to find out what the problem may be. I looks as though a leak is coming from inside the tank and throught the hole that the drain spout is located. The leak is not coming from the spout itself but from behind it. If I move the "seal" a little water will pour out then go back to drizzling once I put the seal back in place.
The water heater is only 3 years old and was installed when my home was built.
Any suggestions on what this may be and if I need to call someone? I'm really worried as I'm about to leave to go out of town for a few days and don't want to come back to a ruined floor.

Call the original installer, any resonable water heater will have at least a 6yr warranty

I would not leave a leaking water heater unattended.
It's hard to say where the leak is. It could be the valve, valve body, crack, etc. or it could be a leaking tank. It would probably be best to have an expert look at it if you cannot determine for sure where the actual leak is.
