Currently looking to close on a home in about a month and have felt very uncomfortable once the agent started talking money. Effectively she quoted a dollar figure that she thought the buyer would accept. We offered a grand less than she suggested and they accepted. Total was must more than we were comfortable going with. Since it has been a high pressure sales job or at least felt that way. Was the agent ethical in suggesting or am I having a bad case of buyers remorse?

Read the contract you signed with listing agent. That's the amount that they get out of sales price unless you did some under table negotiating like if the agent would like to to a trade off fo furnishings.

I always found it funny how a house could be sitting there for a few months, but as soon as you bid, there's another buyer all the sudden and you in a bidding war. Happened twice to me so far. Last purchase was a forclosure, sitting on the market for 82 days, we low balled, and all the sudden there was competition. I know these agents get paid a percentage, but common, liers.

You shouldn't have made the offer on a home (or price) you weren't comfortable with.

BUT...she should have listened to you (she knew you weren't comfortable).

No doubt there was probably a higher commision split available on the home. Yes, its true. A seller can place a bounty on a sale price. One home may be worth 2% commission to the buyer's agent.....the home right next door may be worth 4%.

Where will your agent steer you????????????????????

Effectively she quoted a dollar figure that she thought the buyer would accept. We offered a grand less than she suggested and they accepted. Total was must more than we were comfortable going with

then you should have offered what you where comfortable with
she would have been obligated to convey that offer to the seller

if you spent more than your where comfortable with then its your problem not hers

whats unethical about it ?

This post is almost 1 year old. I'm sure this one time poster is long gone by now.
