I have a house that came with a Friedrich thru the wall ac (model KS12610). There is no manual for it and I have looked online and can’t find anything on how to maintain this ac. Its looks filthy and sounds like its about to give out. I don’t think it was cared for so I don’t know if it needs freon or anything else.
Any help would be appreciated!

I've sent you the email for a guy at Friedrich who should be able to help you with manuals.
Sounds like you need to remove the unit and clean it.

Make sure the coils inside and outside are clean . That the air filter is clean. Also there should be a small tube from the inside coil to the outside coil for the water to run out there. When you have it open .Turn it on for a bit. The inside coil copper should get cold and wet. If so you should be good to go
