Hello,
I'm interested in buying a house built in 1999, I live in the Phoenix area, and one of my concerns is that there's a crack in the ceiling approximately 1' long, along where a beam is - it's hairline in width. My realtor says it's common - a settling crack, but I'm concerned it may turn into something more. Are my concerns founded - or is this normal?
Thanks, in advance, for any suggestions.

It is very common to get hairline cracks around structural elements in a house. They are generally caused by shrinkage as the wood dries out. These cracks , especially when very fine, are usually nothing to worry about.
It is also very common to hire a licensed home inspector before buying a new house.

Thanks, and yes I do plan on having an inspection before buying.
