Our offer was accepted today (total suprise to us they didn't counter back).
On their disclosure form they state the Well, Septic, HVAC, and Termite Inspections have been completed. Should we still have these inspections done or is it okay to assume that w/ documentation that these things are okay to not inspect?? We want someone to go into the crawl space and check the foundation and crawl for moisture so we will be having someone come out.
Any other suggestions would really be appreciated. SlumlordFrank???? I enjoy your comments. ;-)
Btw, we got the house for $11k below asking price and $15k below appraisal.
We made an offer Wed night, they countered and today we countered back expecting another counter and low and behold our realtor called and said they accepted our offer. Also, today our buyer got her funding approved. We have two back up offers as well.

If the inspections are recent and done by somebody YOU trust, I would accept those inspections. If you have any doubts, hire your own.
Do realize that unless you included the failure of an inspection as a contingency to the sale, it will not allow you to back out of the sale if it does not pass inpsection.
Also, any inspect you want is on your dime unless you included those expenses in your offer.

Well if they say they have been completed have them provide you with copies. Generally well and septic have some pretty tough restrictions on who can inspect and certify those, and of course anyone working on HVAC systems has to be licensed as they are handling freon for the A/C side.
If they show them, and they're recent (less than 90 days) I'd say you're good. If they won't show them, or they're older I'd probably spring the $300 or so and get my own done, particularly in light of getting the foundation/crawlspace inspected anyway.

We did find out today that they had inspections completed over 90 days ago BUT will have them completed again. [wierd]
Once we view the paperwork we will consider having them inspected or not. At this point, if all seems well and I do feel I comfortable we will proceed w/ the crawl/foundation inspection along w/ them looking over the inside and outside of the home to ensure everything is working properly.
