Hi everyone,
I'm so glad I found this forum-- I've been browsing through here and you guys all seem to be so supportive and full of good advice so I'm hoping you can help me. My husband and I just bought our first home. We love the house, but the two bathrooms could use some work. We have a pink tiled master bath and a yellow and green tiled guest bath. The house is 57 years old and we're pretty sure that the tile is the original tile. The tile surrounds the shower and is about 1/2 up the bathroom walls and there is matching mosaic type tile on the floor. We would like to update these bathrooms before selling the house in 5-7 years. We want them to look nice but we don't want to spend tons of money since we won't be staying in this particular house forever. I'm hoping someone can guide me as to the best course of action to take. We would like to be able to do most of the work ourselves and we've thought of the following options:
1. Resurfacing the tile in a white or cream neutral color. We're hesitant because we have heard horror stories about this and because a monochromatic bathroom may be pretty stark and institutional.
2. Covering the tile with wainscoting around the wall part of the bathroom, laying new tile on top of the existing floor and reglazing the shower and tile surround.
3. Removing the sheetrock with the overlying tile around the bathroom walls, laying new drywall and retiling the floor and reglazing the shower and tile surround.

People I've talked to have said that ceramic tile adds value to a house and that to remove it would be a mistake-- I'm not sure if I believe that because this tile is pink after all! And also, wouldn't reglazing it take value from the house? What do you all think is the best idea in terms of future resale value of the house, expense and effort. I really appreciate all of your help.

I just did a Mbathroom that was pink/gray, popular colors in the 50-60's.
Tile is preferred in upscale homes, and half measures will bring little interest, come sale time. Bathrooms done properly return a better dividend than most home improvements. That said, covering up things may end up as a half measure. If it is your house, do what you would like. You are the one that has to live with for as long as you are there. But do it the way you would expect in your next house.

If you are going to stay in the house for 5 to 7 years, do the bathrooms right. If you dont like the tile, replace it. If you are willing to do most or all of the work yourself, its not gonna cost you that much more to do it up nice and pretty. Shop around for some tile that you like and can afford, you dont need to spend a fortune on tile to find tile that looks good and will last. Sometimes even the nicer tile stores have closeout sales where you can get nice stuff at really good prices. If you do the bathrooms the right way, and you do them now, youll have 5 to 7 years of enjoyment from them, and theyll add to the resale value of your home when the time comes.

This reglazing stuff, in my opinion never looks good, and in 5 to 7 years will look like, well you know what.
