In purchasing a new home we included a home warranty in the agreement (recommended by our agent). Does this help the seller too much by having an out if repairs are needed after the sale of the home? i.e. instead of them paying they just say "use your home warranty" (which has a $100 deductable).

Just curious if agents (our buying agent is w/the same company as their selling agent) suggest this to people so there's less to deal with after the sale of the home?

What are your thoughts on a home warranty?

I wouldn't buy a separate warranty if I were purchasing a new built home as the builder warranty's the home for one year. I wouldn't buy a used home without one - and usually ask the seller to pay for it ($300ish typically).

After the sale, unless there is evidence of some deception (fail to disclose), there seller is obligated to nothing outside the contract (in other words, when you sign the paper and a week later the hot water heater goes, even if you can prove it was bad before the sale was complete, you have no recourse against the seller). Now if you purchased a home and were told (for example) it was on city septic and it turned out it had a sewer, then you would have some recourse against the seller (or listing agent).

If it is new construction, this may not be the case, depending on the builder's warranty. The home warranties you buy (or have purchased for you) are fine as long as you do not pay for them, however, note that often (research this) the quality of service from the warranty company (you may not be able to hire whoever you wish to do warranty work) may not be the best. Read the warranty ask questions if you something doesn't make sense.

I did a home warranty twice and have never had to use them.

I dont know why I said new home. It's new to me, but it was built in 1900. Thanks for the info.

I use the warranty, with the addition of HVAC and pool options where appropriate, as a marketing tool to attract Buyers when I represent a Seller (Includes Home Warranty!!), and it's a standard request from the Seller when I represent a Buyer (protection against stuff that happens).

It's easy and inexpensive, and usually there when needed if the warranty company is a good one. Age doesn't seem to matter, if the house is older stuff wears out-if the house is newer some of the stuff is often cheaply made (or purchased cheap), so you get breakage either way. The 300 bucks is worth it.

Find a best company for your warranty. You can have to use it if possible. When time comes that would be useful.

And in buying a home , stick to the contract. Understand thoroughly the limits of the contract.

Regarding the agents, so far all the agents i`ve encountered work in the realty company offering real estates.

we purchased our home 2 years ago, and the seller offered us a home warranty with the contract. The first year, we only took advantage of it one time, there was some issues with the fuse box. Not really a big deal, but it was helpful. When it came time to renew, my husband I debated and decided to go ahead and do it. Thankfully we did, we ended up having to replace our heating and a/c unit due to age (20 yrs). Thanks to the warranty, we only had to pay $500 out of pocket expenses for certain things that werent covered. We now have a brand new engergy star unit.

We're getting ready to sell, and will definitely include a warranty. Things come up and for us, it is peace of mind knowing we have it.
