Understand that in most states only licensed contractors can pull permits on homes that are not their own primary residences. Owner occupants can usually pull permits for just about anything.

How do people who flip homes manage this typically? I know you can get contractors to get permits for you, but just interested in what folks out there are doing.

"Non owner occupied." I believe where the confusion lies is that the owner of the property does not have to occupy it to pull the permits on property that he owns. People buy and flip houses all the time without living in them. Codes and permit requirements vary from area to area. For further clarification in your area, contact your local building code office regarding permits and inspections.

In Minn owners can get permits for work if they do not occupy the house. I do some jobs in Minn and always tell the owner that they have to pull the permits. Most states require the owner to pull the permits.

I've flipped homes in a few different states - and am constantly asked if I'm the owner/occupant when I apply for a permit as they won't allow owner to get the permit without the signoff of a licensed contractor if I don't live there. I always just answer yes! In the one instance where they questioned the fact that I owned another home in the same town, I told them I was going to move into the fixer upper as soon as I was able to make it habitable - which is why I wanted the permit.

I wasn't lying in any case..... just ended up changing my mind and selling the property before I moved in.

Yes, the reason I ask is because I always have had to sign forms that say I am the owner and I live there now. Good discussion.
