I am in need of some advice. I am currently trying to sell my home but there is a non-finalized building permit on it. The issues I have are that the conversion of my carport to garage does not have a stem wall. The structure is finished (garage), however though they did not tell me at the time of okaying my plans for the permit that I needed a stem wall. So, here I am trying to figure out how to put a stem wall on an existing structure that is attached to the main house and approximately 18 X 16 in size. The city made us make the rafters of 2x10 (at 26 foot lengths) to the peak of the existing house on a framing of 2X4 on the perimeter of the attached house.

Questions:
1. If I get my permit renewed who do I contact to help me with this remodel issue?

2. What costs do you think I will be looking at to fix this problem.

3. Is there a way to sell the house in the condition it is. I have been made to beleive "no".

4. What do I do to get a stem wall in place without tearing the whole structure to the ground. I am selling the home because I cannot afford my mortgage.
