I am building a spec house and have a question about paint type and colors.
I have seen several homes where the walls and clgs are the same color. I would like to choose a neutral color and do the same. I would like to apply with a sprayer and backroll. Typically the clg is a flat paint with the walls satin (I think). If the walls and clg are the same color, but the clg is flat and the walls are satin or eggshell, is overspray noticeable? I originally planned on spraying the primer, spraying the trim, taping painted trim then rolling or spraying the walls.
I have never done the walls and clg the same color, but any input would be appreciated on easiest application.

Most spec homes have the walls painted with flat latex. I would suggest brush and roller for the wall top coat.

I would agree. Something along the lines of ProMar 700 would be a nice spray/backroll product. Not real expensive, but nice coverage. If you backroll, you don't need to just roll the topcoat, as you are rolling it when you spray on.
ProMar 400 would be a step up, and is still a great paint for spec home.

My house is as you describe and it is the same paint (flat) on the walls and ceilings.

most buyers (excluding mitch) would be more impressed if you painted the walls a warmer color than the "white" you're probably planning on. if the flooring is a beige/tan of some sort, painting the walls a shade or 2 lighter or darker would be nice. then the ceilings either lighter yet or white. still very neutral, but more inviting. any stained woodwork or white woodwork will be better accented, too.
