I have a vision for a 2-3 street, multi-family unit development. I have never done this before, but I just found property that would work perfectly. Does anyone have advise on where I can go to get all the info I need to plow ahead with this vision. Books, etc.
Thanks

If you have a local real estate development authority, it would be a good starting point. Also, the local zoning authority would be helpful. You will need to know what is involved to get water and sewer to the property and all requirements and restrictions, so the local water and sewer department is also important. The local power company is another source to learn requirements about above or below ground utility. The local street department will require streets to meet certain specifications before they will take them over, so you will need to meet with them. There may be lot size restrictions.

Do you have a business license? Are you incorporated? Do you have the money to develop the land? Do you plan simply to sell off lots? Do you have a plan for laying out streets? Will you put in the streets, water and sewer? Does the local water and sewer department have the capacity to accommodate development? What will be the initial costs be to bring the land up to development standards according to local authorities and agencies? Will you be building spec homes on the property or just selling lots? Do you have a good relationship with a local bank? Do you know local real estate agents? Is there a need for additional housing in your area? Is the land near good schools, hospital, shopping, etc.? Will there be restrictions as to size, cost range, type of home to be built on these lots? Do you have a relationship with local building contractors?

There are books available on real estate development and much online information.

PA GUY:
Twelvepole as given you all the correct items to think about. Now here is one more. To do a developement like you are thinking of takes very deep pockets. It is a very high risk game, with not one guarantee it will pay off. I would say that if you do not have easy access to $1,000,000 it is better to walk away. If it is such a good site, you need to ask yourself why has not someone else in the development business already built there. I have done this. I have done this many times. It is not for the faint at heart. You have to be willing to lose everything and not cry about it before you even start. I am not trying to discourage you, just give you information you will not find in any book. Good Luck
