My throat damper plate broke (rusted) off its hinges. Would I be more wise to replace the plate or have a new top mount damper installed.

I found a replacement plate online for about $40. My Chimney Sweep offered me a top mount damper, installed for $275.

My chimney is in good shape, but it gets water in it everytime it rains (and I have a chimney cap!).

Which way should I go?

I dont get it .If you have a cap there .How does water get in???? Sure the cement cap is good
But Id go for the.

This should help keep water out of the inside of the flue.
