A/C is leaking, from drain pan. Cleaned coils, filters have been changed, drain line clean (I cut it to watch it drain). The only time the water drains out of the drain line is when I remove the access cover to the coils. Unit is only 1 year old, and I have had no problems until this week. Am I missing something here?

If the air is drawn thru the coil (as opposed to being blown thru), there must be a trap in the drain line & a vent downstream of the trap. If you have access to the drain outlet, use a wet/dry vac to suck out any slime, rust, or other junk in the line & then add a little bleach to the drain to help reduce algal build up. There are tablets available you can put in the drain pan for this purpose.

Is there a trap and vent on this system?? If so where is thwe vent, before or after the trap.

If you mean a trap on the drain line.. yes there is one but I am not sure what you mean by vent....

In the pic that shows the trap, Just before that trap there is a pipe sticking up that is open. Put either a cap on it or duck tape (temp) and see if it drains.
