I have been battling a patio cover delima for several years now. I have an existing 12 x 16 concrete patio on the back side of my house, which faces West. I live in Texas, so in the summer months, using the outdoor space is almost unbareable. My citie's building restrictions state that any part of the main structure, or anything attached to it, can not encroach the 30' building line from the back property line. The patio exceeds well into this line, so any type of attached cover is out of the question (unless I only want it to extend about 4' from the house). I have looked at retractable awnings (all types and sizes) and these just are not what I am looking for. I would like to find something that could resist the rain, wind, etc. I considered a free-standing structure that reached above the existing roof line, but then there is the question of stability and functionality. Has anyone run into this sort of issue before? Any suggestions?
