Help,
I have a Rheeem 80gal electric hot water tank.There is a small but steady stream of water coming from the bottom of the tank. The water is warm.
Any quick advice would be appreciated.

Most likely you need a new heater.

Jeff - the bad news is that the leak is probably in the body of the heater. That's assuming you checked and the water isn't coming from the drain or the relief valve. I don't know of any way to repair that sort of leak. The good news is replacing a water heater is pretty straightforward, routine for a dedicated DIYer.
