I've completed all my sanding (24, 80, 100 grit) of what I believe is a quarter-sawn red oak floor and am ready to finish the job. Questions:

- is there any way to minimize pet stains that remain after sanding?

- is "Pro Finisher" a quality brand of universal sealer?

- do I need to use a buff sander before sealing? what about between coats of polyurethane?

- will universal sealer plus oil-based poly give me a rich look?
