We have a useless tub in the "kids'" bathroom that nobody uses. Unfortunately they all prefer to use the shower in the master bedroom. Part of the issue is the convenience of the single lever faucet and hand shower option that the master bath has. The other part is the stepping over the fat tub wall.

I'm considering replacing the bathtub in our bathroom with a nice walk-in shower - All tile, nice quality fixtures, etc. This would make our house a two-shower (no-bath) house. While this would be nicer and more convenient for the needs of our family, would this increase of decrease the future marketability of our house? Opinions? Ideas?

That question comes down to a matter of preference of the potential buyers. Many people prefer showers to tubs now but many also want a tub available for relaxing in.
With the exception of the "fat" wall of the tub, you can install every thing you mentioned in a tub/shower unit. Balancing valve (single handle) tile surround, quality fixtures. You can also get the hand-held option that has both the showerhead and the hand-held unit.
Doing this will give potential buyers more to like and save you from installing a new drain line since most areas require 2" drains on a shower only unit. 1-1/2" on tub/shower unit. Good luck.

As long as you have a tub in the house, you're probably ok. Replace the only tub with a shower and I believe it would have an adverse affect on resale.

Any family with small children will probably want a tub to bathe them in.

Although it really depends on your needs.....are you going to stay in this house for another 15-20 years.....if so....I'd go ahead and make it the way you want it.

If you're planning on selling within the next five years....I'd leave one tub for the potential re-sale attraction.

Just my 2 cents! :coffee:
