How do I tell if a system in a house I am going
to purchase is a heat pump system or simply an outdoor
condensor unit ?

Is there a way to tell, just by looking ?

It also has a gas furnace below the A-coil,
does that necessarily mean that the outdoor unit is just A/C and
not a heat pump too or do they combine units and use the A-coil
for heating and then use a gas furnace for below freezing temps ?

What do they say it is?? If it dont say heat pump on the unit. look inside the out door unit and see if it has a 4way valve. If so it is a heat pump. Yes many units are set up with a coil on the furnace for AC and for a heat pump in winter. There will be a tstat outside that will turn the heat pump off and the gas furnace on as it get colder outside.
