Does anyone know where to look to find how much return I will get if we build a fence? Estimates have been for about $3000 and we don't plan to own the house that long (maybe 3 more years). But, we want to get a dog and need a fence. Any suggestions, knowledge? Thanks!

You kind of answered your own question. The value will be decided by the buyers. They may think it is a great thing and have pets/kids that will make the fence an asset. Then again, the buyer may like the feel of openess and feel that it makes the yard seem smaller. What you are blocking by installing a fence is important also. Neighbors with small children running around, animals or even a neighbor who thinks his frig on the back porch is attractive. Beauty/convienience is in the eye of the beholder and the buyer will be holding the money. Good luck.
