Is it necessary to use a sealer for the hardwood floors after they are sanded and before you stain them? If so, what is the best to use?

A surface finish is necessary for hardwood flooring. The finish protects the wood and provides a smooth finish. Many prefer a water-based polyurethane because of quick drying time, low odor, and is non-yellowing. Oil-based polyurethane is touted as a more durable finish, but it tends to be smelly, take longer to dry, and will amber in color.
