I had a house built by KB homes and have been it for 1 year. We had a home inspector come out before our 1 year warranty follow up. It is a 2 story house with dual a/c, we have five returns upstairs and none down stairs. It is 3200 sq ft could this be a big problem that the builder should fix?

Is one of the A/C for upstairs, and one for Downstairs?

yes, and upstairs has 1 return in the hall and 1 in the 4 bedrooms each.

No returns downstairs at all.

If you have no returns downstairs, that unit can't work right, if it works at all. The builder should indeed fix it & all the mess they are going to make installing returns.

Where is your 1st floor unit located? Is there an air filter for this unit anywhere? The first floor may be an open air return, which is somewhat common for a setup like this if the 1st floor has a fairly open floor plan. Not ideal, but common.
