A friend has a leak in his bathroom that he cannot discover the cause of.

Background:

Ceramic floor tile. Bathroom is guest room and is not used often. The bathtub and shower has not been used in weeks. Water is showing up in adjacent bedroom where the laminate floor has been ruined.

He has cut the drywall away from the bedroom wall to expose the bathroom plumbing. No apparent leak in the plumbing. After they mop up the floor a puddle will soon reappear. He is getting a leak detector to search for leaks in underground/in slab plumbing (concrete floor).

Question, if the wax seal was leaking on the toilet would it do so even when the toilet is not being flushed? Also, wouldn't the tank drain? Just want to rule the wax seal out.

Any other suggestions as to how to proceed would be appreciated.

How soon is "soon thereafter"? One way to rule out the toilet is to pour a pot of coffee in the tank - see if the leaking water is coffee colored. Don't leave it too long to avoid staining the tank/bowl.

The toilet trap holds water until flushed. This is above the wax seal. As long as no water is going through the toilet (leaking flapper that allows water to seep into bowl) there should be no problem with the wax seal.
If there is a water meter, usually they have a leak detector on the dial. It's a small triangle that turns when small amounts of water are being used. Good luck.

Turned out to be the hot water line under the slab. Item is now repaired.
