We have a "friend" finishing off a bonus room in our 3 1/2 year old house. To make a long story short, he underestimated and is losing money. He now has told us we need a "special type of sub-flooring" on top of the existing floor before we lay carpet. My carpet guy says I'm getting taken for a ride - we don't need anything except the standard "osb" (that's whay I think he called it). Can anyone advise me on what is standard? BTW the room is above the garage and is insulated. Many thanks...

Standard OSB is for walls. They make a few specifically designed for floors. Of course, in my opinion 3/4" T&G plywood would be better than OSB

Typically, you'll find OSB for floor in newer construction homes. Then they lay carpet over it.

Exactly what type of flooring/product is he reccomending?

It should be subfloor grade sheeting there now, unless he skimpped and bought the cheaper grade of OSB during the construction, and now trying to make you pay for his mistake. If it needs special subfloor, that should have been figured in his original bid, during the specifying proccess.
