A 7story condo monstrosity building is planed to be built in my one and two family neighborhood..

I need an architect to scrutinize the building plans for errors that I can use to stop the builder.

ANY SUGGESTIONS?

was there an envionmental impact study done? Isn't there a height restriction for the right to light and other considerations? It sounds like the projects are coming to your neighborhood...

DICK2005,

It is not as simple as they want to put the building in your neighborhood nor is it as easy as finding a couple of issues with the plans and killing the project.

Normally a city or county has a general plan. A master plan for their community. If the master plan allows for this construction they are propsing they can usually build it as long as it meets the city or county codes and is built to whatever constrcution codes apply in your area.

There are normally hearings open to the public to discuss such a large project. It is there that as a community you have the right to speak out against such projects. You can also go and voice your concerns to your local building planners, city managers and mayors. If you have a city counsel or a county board of supervisors you can go there as well.

If a project is considered to be good for the overall community the good of all will outway the good of a few such as those of you living near a proposed project of this magnitude.

What I would do is sit down and list the pros and cons of such a project. There is always both in a community. Pros.. affordable housing, higher density, less use of ground space, more taxes in city or county coffers, more employees to entice more business growth etc... Cons... height, overall looks not consistent with the neighborhood or whatever. You then would write down a list of the cons and present it in a hearing, supervisors meeting, city council meeting whichever applies.

You would have to go in with an open mind and be willing to compromise just as you would expect them to do. I sit in the meetings all the time as an architectural designer and normally we try to address these concerns. Keep in mind it is not the city, county or states job to please everyone. If more people will benefit from the construction of this project then you will likely lose. Be reasonable and respectful and you will be able to help mold the project to meet more of everyones needs.

I hope this helps.
