We're in the process of buying a 1978 split level that has a heat pump - we have no idea when it was installed (current owners bought as a foreclosure). The inspector noted that on one side of the house, the temp of air coming out of the vents is about 10 degrees cooler than that coming out of vents on the opposite side of the house at the same time. He can't explain it.

Does anybody have any idea of what could cause this? Is it a sign of imminent failure? Is it a major problem that we should factor into our offer?

Any input would be appreciated. Thanks!

This could be any number of reasons including a system not operating properly, system not sized correctly,bad ductwork design, poor ductwork insulation, etc. You get the picture. To find out, get an HVAC pro experienced with heat pumps and ductwork. I think I would first start out with finding out the manufacturer, model, size, and age of outside condenser and inside air handler. Are they matched units? You may also want to look at the condition of evap coil and whole house air filtration system.

10 degrees is fairly radical unless it is a very long duct run with real low airflow and poorly insulated duct (high energy bills) you probably have some ductwork issues. I would not buy this crib untill the system has had a complete inspection by a qualified HVAC company. Heck just have them knock about 10 grand off the price to cover future repairs, this could be a good negotiating tool. Good Luck

We went ahead and knocked an additional 2500 off the price to cover any diagnostic and minimal repair expense. Thanks for your input.
