I recently took a job doing floors for a local club. Part of their main flooring is small ceramic (bathroom type) tile. I have not had much experience with it. The tile and grout have not had much done to it, and looks dirty. I want the job done right, and I want the tile to look great when I'm done.

1. What is the best way to clean it. This is a large area.Can you use a scrubber/stripping machine and a scrubbing pad to clean it? Or would this be too harsh? Or what would you recommmend?

2. Would you seal it when done? It gets a lot of traffic. If so, how would you do it, and what is the best sealer for the job? LIke I said, this is a large area, and I wouldn't want to do it with a sponge.

3. Can you polish it with a floor buffer after sealing or is mopping enough to keep it looking good?

The person they had doing the floors before did a terrrible job, and I want to get the tile looking really nice.

Go to your local tile retail store and see if they carry a heavy duty tile and grout cleaner. Start out with that. If you can get one, a steam cleaner may work to loosen up the dirt ground into the tile and grout prior to using the cleaner and then for maintenance cleaning afterward.

The grout can be sealed unless it is epoxy based, highly unlikely. The tile does not need sealer if it has a glazed coating on it. Aqua Mix Gold is a good one.
