We just bought a 60+ year old home. It has 2.5 baths(which the fixtures and toliets are original to the home!). There are two toliets on the 1st level, one at each end of the home and one in the basement. All of them seem to have trouble flushing. Most just swirl and never really empty the bowl. It takes 3-4 flushed to get them to flush. Also it takes almost 10-15 minutes for them to fill the back to be able to flush again. We are on cistern water with a well backup. The well seems to be the main supply now for some reason. The well has 2ppm of iron in it. And we have a septic system. The septic was inspected and flushed prior to buying and we were told it all checked out. The piping between the home and the septic was all new 3 years ago. The pipes in the home, most are original cast iron but some pvc. Well the toliets totally clogged one week from moving in the home. We had a plumber come out and they snaked from the outside clean out as well as from the clean out in the basement. The one toliet (on the upstairs) seemed to flush a little better but after 3 flushes it is back to just swirling and not really flushing properly. The other two are not really functional at all it seems. I hope I have given enough info for this.
My question is should we just change out the insides of the tank? Should we buy new toliets? Also I saw there were choices between rim jet action flush and vortex siphon flush. Which is better? Any suggestions sure would be appreciated.

With a little work and a few dollars, you could probably have working toilets. Well water tells me there are probably deposits (mineral type) in the under rim holes. One at a time, you can turn off the toilets at the supply valve under the toilet. Flush and then raise the flapper and pour in some CLR or other rust and mineral stain remover. Let it sit. While it is sitting, disconnect the supply line to the toilet at the valve. Hold a rag over the valve and turn on and off 2 or 3 times. This should remove any blockage in the valve. Take a bent metal coat hanger and a mirror, and clean out the holes in the rim. This should have taken long enough for the CLR to work. Adjust the chain on the flapper so that there is "just enough" slack to allow the flapper to seal. Turn the supply valve back on and check the level in the tank. It should be 1/2 to 3/4" below the top of the overflow tube. Flush and see if it works better. You may have worn porcelin (sp?) in the toilet traps that catches solids and paper but that is not repairable. If the toilet still takes a long time to refill, I would replace the fill valve with a Fluidmaster 400A fill valve. About $6 at Home Centers. They have really good installation instructions also. As far as toilet buying, I keep it simple. Buy moderate priced toilets of a brand that I know I will always be able to get parts for. You even have to check the size of the trap in the toilet now as I have seen some with 1-1/2" traps. I wouldn't go below 2". Try these things and let us know how it goes. Good luck.
