Without getting into a long story...someone who was going to move into a rental unit isn't going to now.

They installed laminate flooring in a 10x12 (approx) room and want $300 in labor.

How long should it take to install a floor this size?

Just for the laminate, not including existing flooring removal and disposal, I'm at $240. Add $55 for ¼ round installation, with the actual cost of the ¼ round and a small pint of paint, around $30. Then carpet cushion and tackstrip removal and disposal $40. Along with a transition molding at $10 a linear foot is $30 for a 3-o door

I have $395 bid for my labor, and that doesn't include any floor prep, if needed.


I won't know how long it will take, until I'm finished!!! :wall:

Kathie stated the $300 was just for labour though. But CDW included some materials in his quote.

Assuming it is a square 10x12 room, it shouldn't take any longer than 4-6 hours to complete.

The 300 was just for labor I paid 240 for material (had receipts)
No moulding, no nothing but straight labor

and they cut a hole in new sheetrock to remove one section of door molding rather then cut around it!

Local estimates from pro's is 4 - 6 hours. $50.00 an hour seems igh considering local rate is $27.50 from pro installer.

No prep was needed - small piec of vinyl (not attached) laying in middle of room....

Call around in your area for professionals and ask the dreaded question, "How much do you charge"

Your not being had, your just trying to see what they are charging you per hour, and having a hard time swollowing the cost. As a professional, I better make $65 - $75 per hour, or I'm not doing the job, it wouldn't be worth my time.


Is it written down in a contract someplace that your tenants would be paid for this service? Or is this something they took upon themselves, to improve the looks of the living area?

If you asked them to do it and you would deduct it from the rent, then you screwed up by not getting it in writing! I would charge you exactly what a flooring professional would.


If they bought it and installed it, without your knowledge, just tell them thanks, have a nice life!! They are not entitled to anything.
