hello,
my hot water tank is 17 years old. how long do these usually last? the hot water does not last to long, unless i turn it up all the way.the water is very hot. i think it is time for a new one. any recomondations on what size and brand name to get. i also heard that you void the warrenty if you do not purchase a releif valve. thanks for any input.

Based on what you posted, you have gotten good service from your existing water heater. Many only last 12-15 years. Some not even much past 10 years.
Replace the existing tank with any brand available in your area. The brand name really isn't all that important since there are only a handful of manufacturers building them all anyway.
Tank size and warranty however are important. Based on the house size, number of family members and the amount of available space, I would suggest buying a tank of at least equal size to the existing tank.
Warranty is also a consideration. I would suggest you purchase a tank with a 10 year
warranty. Have it installed by a licensed plummer, if your not handy.
A pressure and temperature relief valve may be required in your area. Installing one is a good safety precaution even if it's not required.
