I am interested in getting involved in real estate , however I lack the capital to do actual investing. I thought I could try selling referrals/leads to investors, sales agents or brokers as a start to getting involved and give me a flavor of what investing is about. If anyone can offer any advice, regarding how selling referrals generally works, how I could network with potential investors, if this would be profitable, and what kind of licenses i would need, it would be greatly appreciated. Thank you for all your help!

sounds like a great idea,, unfortuneatly hundreds have already beat you to it. Just about all markets have numerous investors that do nothing but buy foreclosed props etc estate props, etc. and have several insiders that work at the court houses and local sheriff offices and title companies that already get that info without having to pay for it from someone else doing the same thing. I am sure if you open your local paper you will see in the realestate classifieds ads such as " I buy houses any condition cash fast closings etc." Prob even seen some with that on their cars too. All realestate brokers get list of homes going into foreclosure and call their investors they work with too... Its a hard thing to get into and make any $ at now.

Well Thats the truth. Real estate investing is so populated it not even funny. It's not an easy thing to do. My name is Carlos Wild. I have flippedmany homes. Last year I was avg 15 houses a month. This year I have dropped to 10 a month. But the market is taking a hit and there are not many buyers. I have put hundreds and thousands on pre contruction condos, I am currently building multi million dollar homes on keystone ave in Tarpons Springs , FL and I am so tight. But you can still maybe some how get with a vetran investor who is willing to le you be a runner. Basicly go out an find the leads. My current partner chuck was my runner for 2 years and now is an equal partner. For every house he reffered to me I gave him 20%. His taxes last year stated 250K lol , I couldn't believe that he made that much money off me. LOL But he was a hard worker. He went to the courts, people's houses, did my mail outs, post cards, door hanger, you name it , he did it. He lives and dies by the net. LOL Well Keep your head up high and keep trucking. But have a full time job first until you make some deals before diving into the trenches.
