I just moved into a 15-year-old new house. It needs a new gas hot water heater. I am considering a tank-less unit. I have closely read and re-read all the entries on this site about the pros and cons of this type of system. I have also read many, many informational web sites about the various brands, models, sizes, etc. Based on this, I still feel the need to ask for input based on my personal usage information.

My 1800 sq. ft. house has 2 full bathrooms. I have a brand new dishwasher, and brand new washer. Both appliances are traditional; in that neither one has an on-board water heater. I am the only one living here; the only hot water user. Based on my lifestyle, I can tell you that I have NEVER run more than 2 items at a time. (Shower/Washer; Shower/Dishwasher; Dishwasher/Washer) When I have, it has been rare!!

Consequently, I am wondering if this type of unit may just be the thing for me. I lived in London for most of the 1980's, and had this type of system. It worked very well. I still need to check to see if my gas line needs to be enlarged. If it does, then, I probably will not peruse this.

What do you brilliant and wise people think? Please help educate me and share your opinions!!!!

WIth your usage, you should get a unit which will do 5 to 7 gallons per minute. The smaller units only do 2.5; and if you tried to shower while running a wash, your shower would go cold.

Even the smallest gas unit seem to require a 3/4" gas line. Only if the WH is located within about 12 feet of the gas meter can you possibly get by with a 1/2" line. If the pipe is too small, it can't get enough gas through it and cannot heat the water to the specified temperature. Running a new gas line is doable but not cheap. Most of these units also require a larger ( 4 or 5" ) flue pipe through the roof. You can also go with direct vents and power vents.

All in all, it will cost considerably more. Some VERY BROAD ballpark numbers for tank + install: Regular tank heater: $550 to $950 Tankless: $1700 to $3200.

I agree with 594tough on all points considered, especially the cost for unit plus install.
