Hi all, I have a 1993 Bradford White heater. I think it is 40 gal. It is still working fine and I have plenty of hot water. I have drained it twice now and have not seen any sediment build up. Question is.......when should I replace it? I don't want to come home one day and find my basement flooded. If not total replacement, are there any major components which I need to replace? Also, which are the most reliable brands on the market now? thanks.

12 years is pretty good for a water heater. Most parts can be replaced with the exception of the tank. NORMALLY they do not just "let go" they start slow with a leak. Since yours is fine now, start looking at warranties and energy efficiencies of different brands. Most have parts for up to 10 years and labor for 1 year. Make sure WHO has to decide if a part needs replaced. Some companies are very strict on who does what. We at DIY do not usually recommend brands. If you and I both bought the same make car, yours may be great and mine might be a pain. Good luck.
