View Full Version : Basement Ceiling below front porch

I have a small area connected to my basement that is directly under my front porch. During thaws and weather changes, I seem to get water on the walls thus eventually getting mold unless I control it. But the problems seems to be coming more from the metal underlaying of the porch rather than water thru the block wall. The previous owners covered the ceiling with a slightly graded styrofoam ceiling and culked the seams. But it looks like the metal is sweating and then running to the culked seams, then running down the wall. There is a drain pipe in this little area, but I am trying to determine how to prevent the condensation on the metal so I can get a more longterm solution.

My goal is to do something to the ceiling, then I will waterpoof the block wall to prevent any water from coming thru the wall. I was told by a buddy to have some spray insulation applied to the metal underlayment of the porch to prevent condensation.

Any ideas would be greatly appreciated. This site has saved me alot of money in the past. Hope it helps again.
