I recently moved into a home. It was built in 1990. I live inNortheastern Ohio. The house inspector gave it a clean bill of health. However, I have since discovered problems.
1. There is water damage that has damaged a 3-4 foot section of rim joist at the rear entrance to the house which leads to a deck. Water has come under the french type door and not only is damaging the rim joists but the decking as well. Obviously, the vinyl floor is also damaged.
2. I have noticed what I think is mold in the basement on the floor joists. The suspected mold does not come from the area where the water damage is. The "stains" look like someone took black stain on a paint bush and flicked the brush near the joice. The more I look the more I find. I noticed that a lot of the floor joists are very dirty and muddy. I think the mold was there when the house was built; based on the unusual locations and patterns. Only certain joists are "stained" Some of the joists are "ganged" together for main suppot. The center board is the only board with the discolorations that I belive is mold.
3. I have done a lot of research on mold inspection and remediation. The more I research the worse I feel! Is there anyway I can find an honest inspector/remediator? It is one thing to have to pay for inspections, but it really sucks when you don't know if they are qualified are not.
4. I plan on checking out the attic this weekend. I hope I don't find any mold there. I know the bathroom fans are not vented properly since there are no vents in the roof or soffit!
5. I have noticed that there is small black specs of what I believe is mold on the vinyl siding. Even the side thta gets al lot of sun. I don't even want to think about what that could mean. Could mold be growing behind the vinyl siding? There is some mold growing on the brick mold for the back door. That door gets a lot of sun too. I just find it odd to see mold insuch places.
Any advice would be greatly appreciated.
